Wamesit Place has some new tenants and now would be a great time to land a replacement for El Pollo Loco.
Things are buzzing over at Wamesit Place.
Harrow's Chicken Pies moved in last fall and Orange Leaf Frozen Yogurt is moving in this summer.
These new arrivals make this the perfect time to land a new business to occupy the building that once housed the El Pollo Loco restaurant.
It's time once again to put on your planner and developer's hat and tell us what business you think should ocupy this cornerstone of Wamesit Place.

not sure why this exercise goes on. retail outlets have demographics they use to place their stores. we don't cut it for many national or regional chains. we do cut it for walmart and dollar general.. take the hint.

I disagree. As per http://www.zipareacode.net/wilmington-ma.htm, Tewksbury and Wilmington have a comparable house hold income and house values.
They seems to be doing well with the updated plaza( Chillies, Panera...) on Rt 38.
We need to update our facilities and I think people will come.

I agree and disagree Bee Free. I agree that we can wish all we want about any business moving in. However, demographics and location may not support the business. I think the old Pollo Loco is a poor location since one has to enter the Walmart parking lot and the location is somewhat hard to see in plain site.
However, Tewksbury is able to support higher value stores beyond discount chains. Although I am not a planning expert, I think the lack of a downtown area hurts local commerce. Rt 38 is all strip malls with no cohesion. People gravitate to places where you can buy many things at once vs one off purchases. Downtown Andover and the Rockingham Mall are great examples.

Have to go with KFC. When that area was being built that was supposedly one of the contenders for that place. Another chain that would do good in town is Olive Garden. This particular site is to small for the Olive Garden but we have numerous stores that are empty. Tewksbury is starting to look like a ghost town. Except for Pizza parlors, gas stations, fast food and nail solons.

why did we even let them build something there? forget another fast food restuarant, tear it down,we have enough vacant buildings and store fronts. The owner should have been held accountable, the restaurant did not survive one year.

Colette, I love the idea of anything similar to downtown Melrose. I worked part-time at the YMCA on Main St and lived in Malden my whole life. Downtown Melrose thrives for two reasons...cohesive planning and great parking away from pedestrians. South Tewksbury is primed for this type of planning along 38. Sugrue Commons, the old Direct Auto Parts, the hair salon/residence next to Donna's are all there to start this trend. Melrose is great because it has so much, so close. Fitness, Dr's, bakeries, pharmacy, post office, wine and cheese shops, hair/tanning/nails, town hall and FD all within walking distance. Every new business on that strip should be forced to put in handicap accessable sidewalks and parking in the rear. common signage and cohesive store design would be nice too. Look at Lexington for example, all the same frontage.

I think there's a reason for that. People in Tewksbury wouldn't support the pricey coffee drinks at Starbucks. Tewksbury is a DD kind of town. (unfortunately)

The way this building was constructed invites another chain restaurant. I'll suggest one that no one else has - Popeye's. They seem to be trying to move into the northeast part of the country. The closest one is in Everett.

I would love a Chipolte in town..but if that is not possible, I agree with all those people saying it should be torn down. We have too many vacant stores in town..it makes the town look crappy. Related to that can we get our town planners to ban all new route 38 construction until the vacant store fronts are occupied?

Another vote for Panera.. sure there's one in Wilmington, but it is not near any major highways and this is on the opposite end of Tewksbury. I'd love to see a Firehouse Subs in the area too (look them up!), but with Subway inside Walmart and plenty of good mom-and-pop places in town, that's probably not the best spot for it.
