Welcome to Visions for Vacancies, a new feature on Tewksbury Patch. Each week we will give you, our readers the chance to have your say as to what type of business you this would be appropriate and beneficial for the town in a particular lot or vacant storefront.

This lot, at 2163 Main St., is located across the street from Jim Boudreau's Auto Repair in South Tewksbury, and has been eyesore for longer than anyone would care to talk about. At one time it was the home to Direct Auto Parts.

It had been going to be a Subway sandwich shop. But then there were major problems with the work being done by a Lancaster-based contractor.

The site was cleared and, supposedly, new plans are in the works.

But what do you think should go in this commercial location? What type of business would best be suited for Tewksbury and for this particular spot?

We already have a Seafood Restaurant, French's which is very good though an eatery of another kind could work.... but I do agree, no more discount stores, a Trader Joe's wouldn't be bad... As for the Pollo Loco site, I heard that Taco Bell/KFC were interested but the owners want an outrageous amount of money so they backed out....

While I like French's for what it is, when I think seafood RESTAURANT....somehow French's doesn't come to mind!
More in the line of something like "Joe Fish" in North Andover.

I would like to see a larger pet store in town. Nothing against Pets Plus, maybe they could expand. Or else I would like a Petsmart or Petco.

Petco / Petsmart are not in the same league as Pets Plus. Pets Plus actually carries high quality pet food, whereas petco / petsmart are just slightly better than grocery store pet food.

I agree not another discount store and not very sure about that location . But what we really need in tewksbury is a panera bread and the perfect location would be the abandoned pollo loco.

How about a nice place for lunch? Not a sub shop! Just some place like a Panera Bread.
Or maybe a Dairy Queen. Whole Foods would be nice, too.

How about a place for kids? A bowling alley, or arcade, a Chuck E Cheese..there is absolutely nothing in this town for children. I mean how many pieces of pottery can one family make? We need an indoor spot for kids. What we surely do not need is another food place.

I wouldn't interested in another eatery. Giovani's is right across the street and the owner, Nick, doesn't need business taken away from him. He is the hardest working sub shop owner in town.

Perhaps we could try again to step Tewksbury up a grade. Starbuck or Peets Coffee in lieu of Dunkin Donuts, Bruger Bagel was replaced with Skewers (are you kidding) perhaps we could try again. Mavericks was Seafood a few years ago but failed quickly. I also like the Upscale idea as opposed to the discount store.
Please no more auto repair, garages, gas station or used car lots.
Perhaps returning the zoning to Residential would be best but I'm not sure about land area.

I'm glad it's not Subway - the last thing we need is another pizza, sub shop or nail salon. There is too much competition amongst those businesses. I'd like to see a clothing/accessory store that has something for everyone, but is not a chain and is a step up from Marshalls and TJ Maxx.

I also think we could use a KFC here in Tewksbury Mary Jo. I do think the best location for this would be the store that went out business in front of the Walmart store. I believe that this was a chicken establishment before it went out of business. That location would also service the Lowell residents also.

The cafe portion of the Novel Cafe was great. Nice atmosphere, great coffee/snacks/food, but the location and overall concept was not really right for the location. If a cafe type place like that were to open it may bring up the area....

Tewksbury could also use place to shop for the family other than Walmart. Sadly the location noted would be much too small for that.

Let's not put Donna's Donuts out of business. It has outlasted Dunkin Donuts competition. Donna's Donuts has great coffee and great pastry. Their prices are even better than Dunkin. Donna's does not need another coffee shop so close to them.

I doubt the land area would accomodate a Trader Joe along with its parking requirements, additionally, it might overburden the roadway with traffic. I do not think Starbucks competes with Donna / Dunkin, it is a slightly different clientele.

I like the Trader Joe's and clothing store ideas. The adult store is a good idea too. Why travel as far as NH, Boston or Rt. 1? Tewksbury is proving to be rather uptight. We need more fun and an edge. Tewksbury is sleepy.

I to like the idea of a trader Joes or a Sea Food place. I do also love the idea of a Pastry/Coffee shop that would be open later in the evening. I would be some place to go after you've been out to eat on a Friday or Saturday evening so not to hurt Donna's Donuts.

I don't know what the answer is, but seeing a tobacco shop on Main Street makes me sick to my stomach! I was thinking the same thing as someone else: that Route 38 is starting to look like Route 1 or Route 28 in Salem, NH!

Alex, you would have a to pass a bylaw to ban them. The Planning Board or BOS don't have the right to deny a plan or a license to a business just because they don't like it. As long as town bylaws allow it, they have no choice.

Sad that it is getting like this.
How many fast food joints & discount places do we have on 38, now the smoke shops....

It would be nice to have a place that is family oriented & has a few options for those who are a bit more health conscious. I was happy to see John Ryan's open. Relaxed/family atmosphere but was hoping their 'extended menu' would have offered some nutritious choices.

A nice cafe would be good. A place for groups of adult friends to meet and hang out. Kid friendly always a plus. Open until 11. Good food. Relax, knit, eat, stay, have a meeting, work.

I think Trader Joe's wouldn't work in this location, but in the one where Rite-Aid used to be, behind Jon Ryan's Pub. But in this location, a Starbucks would be perfect.

How about fixing up the disgusting Rite- Aid plaza with a Target or Kohls and some other nice shops in the strip. This town is so honky-tonk.

In this economy any store, chain or independent, cannot afford to locate at any old existing site. They are not energy efficient and for the most part would/should have to be completely demolished. The new buildings adjoining WalMart are basically empty. The Novel Cafe is/was a beautiful building but could not survive in this Town. The food/restaurant establishments on Main Street are, at best, mediocre. Jon Ryans Pubs is not going to make it unless they improve the quality of their food. French's putting up a new sign and painting the building doesn't make it a good seafood restaurant. We seem to be able to support Dollar Tree, Dollar Valley, Ocean State Job Lot, Discounts Unlimited/Preferred Distributors. Some board/commision in Town must have the authority to limit the quantity of this type of store. Too many of them and none will survive. As was done when the property adjoining WalMart was turned down for a new car dealership. In it's place we have an empty Polo Loco and two barely occupied strip malls.

French's has good food. That is why they have stood the test of time. Pollo Loco had good food, not sure why they did not last. My family loved them. Novel Cafe....while the cafe was hopping I think a brick and mortar book store is not a viable option now to compete with the internet (see Border's).

I think Tewksbury would benefit from some sort of multi level, mixed use commercial building, like shops etc. on the bottom floor and quality office space on the upper floor. The only reason I started my practice in North Andover is because of the lack of quality, affordable office space in Tewksbury.

How about a dental office where they would take care of dental needs across the spectrum?
Either of the Gental Dental( they are open on Saturdays), Family Dental would do.
We currently go out of the town for our family's dental needs. I would love to be

The "Dental Group" is the next lot over. How about taking this lot and the old go kart racing lot and making a nice town park common area (like Wakefield has) so people can enjoy nature in Tewksbury rather than stuff their faces with fast food.

I just thought of another idea for the open space. Red Robin, yum! I have tried the one that opened up at the Pheasant Lane Mall in Nashua, NH. It is a very classy Hamburger Plus more establishment. They have a frequent user card and give away free meals after you meet their requirement. Drinks and fries are unlimited after you order your meal. Their prices are really reasponable too.

Panera Bread would be wonderful! As for the stores being too close to each other, my husband and I went to Panera in Wilmington last Sunday. Could not get in! They had a waiting list. We went to get a couple of bagels and there were none. They were sold out! This was 11:30 Sunday morning. So I think one in Tewksbury would work really well.
