Tewksbury Housing Market Stays Strong, Bucks State Trend

Home prices continuing to rebound across the state.

  The housing market in Tewksbury and Wilmington is remaining strong, despite signs of a decline in other parts of the state, according to information provided in a recent report by The Warren Group. Meanwhile, home prices continued to rebound, climbing steadily across the state. The trend seems to be the result of a decrease in available housing stock. Sales of single-family home in Massachusetts dropped 3.6 percent to 3,100 in March, down from 3,215 in March 2012. This is the second consecutive monthly decrease. It should be noted, however, that March home sales in the Bay State were the highest in any month so far this year. Tewksbury Home Sales Slip in February, Home Values on the Rise

Home sales were also down across Massachusetts last month, which The Warren Group attributed to low inventory.

Low inventory and a comparison with a strong previous year of sales led to a dip in home sales in Tewksbury and across Massachusetts in February, according to The Warren Group. Fifteen single-family homes sold in Tewksbury in February, compared to 17 sold in February 2012. Statewide single-family home sales dropped five percent year-over-year, reversing 13 straight months of rising sales volume according to The Warren Group.  Timothy M. Warren Jr., CEO of The Warren Group, cited low inventory and last year's strong sales in a press release. "Even so, I'm still hopeful for a strong spring market," Warren said in the release. Tewksbury Home Sales, Prices Surge In November

Massachusetts home sales enjoy the strongest November since 2005.

Reflecting a statewide trend, sales of single-family homes and condos continued to surge in Tewksbury during the month of November. As an added bonus, the prices of the homes being sold also showed a sharp increase during November. According to information published by The Warren Group, 26 single-family homes sold in Tewksbury in November, that's a 52.9 percent increase over November 2011. As of Nov. 30, 236 single-family homes had been sold in Tewksbury in 2012. That's an increase of 37.2 percent over the same time period in 2011. The median price for homes sold in November was $283,500. That's up 6.2 percent over November 2011. The numbers are just as strong across the state, with Massachusetts enjoying its strongest November home sales …

Prices Stay Low, Homes Sales Strong In Tewksbury, Across Mass.

With prices and interest rates low, sales of single-family homes and condos are booming in the Bay State.

House hunters looking for bargains are having a field day in Tewksbury and across Massachusetts, as the once-floundering housing market continues to rebound in a huge way. According to statistics published by The Warren Group, 19 single-family homes sold in Tewksbury in October. That's a jump of 72.3 percent over October 2011. A total of 212 single-family homes have sold in Tewksbury in 2012 (through Oct. 31). That represents a whopping 36.8 percent increase over the same 10-month time period from 2011. The news is just as good in the condo market. According to The Warren Group, eight condos sold in Tewksbury in October. That's a 100 percent increase from October 2011. Tewksbury Home And Condo Sales Continue White-Hot Trends

Both single-family home sales and condo sales in Tewksbury showed huge year-over-year increases in August, while state sales also climbed higher.

While Massachusetts single-family home sales climbed to their highest level in two years in June, Tewksbury home sales increased at an even highher rate, according to the latest figures from The Warren Group. In August, 25 single family homes were sold in Tewksbury, that's an increase of a whopping 79 percent over August 2011. As of Aug. 31, 172 single family homes had sold in Tewksbury in 2012. That's an increase of 42 percewnt over the same time period a year ago. Meanwhile, statewide sales rose almost 20 percent in August, with 5,118 single-family homes sold up from 4,262 a year earlier. Second quarter home sales across Massachusetts totaled 13,560, a 28 percent increase from 10,595 in the second quarter of 2011, The Warren Group said …

Latest Foreclosure Report Has Mixed Results For Tewksbury

While foreclosure petitions have increased, actual foreclosure auctions have dropped.

While a recent wave of home sales in Tewksbury has served to indicate a positive trend for the local real estate market, the latest Warren Group Foreclosure Report had mixed results locally. There were four foreclosure petitions filed on Tewksbury properties, bringing the total for 2012 to 50. There were also four petitions filed in July 2011 but as of July 31, the yearly total was just 33. The news is better for foreclosure auctions. There was just one foreclosure auction in Tewksbury in July, bringing the total for 2012 to 31. A year ago, there were five foreclosure auctions in July, bringing the 2011 total to 36.
